How we verify
Florida Condo Lookup is compiled from public records, not from who paid to be listed.
Sources
- Florida DBPR condominium extracts (Condo_CW, Condo_MD, Condo_NF, condo_PB, condo_CE) — Every condominium project on file: project number, name, county, address, units, recorded date, filing status, association and its mailing address.
- Florida DBPR key financial indicators — Fiscal-year operating and replacement fund figures some associations reported to DBPR.
- Division of Florida Condominiums, Timeshares and Mobile Homes — The state agency that regulates condominium associations.
- Chapter 718, Florida Statutes (Condominium Act) and s. 553.899 — Buyer disclosures, reserve studies and milestone inspections.
Every week we download the five regional condominium extracts that Florida DBPR publishes for the Division of Florida Condominiums, Timeshares and Mobile Homes and list every condominium project with a Florida address. Units, the recorded date, the county, the primary and secondary filing status, the association (managing entity) and its mailing address are shown as DBPR publishes them.
The recorded date is when the condominium's declaration was recorded, which is not necessarily when the building was built. DBPR's file does not record the number of stories or whether a milestone inspection or structural integrity reserve study has been done.
A secondary filing status of "Delinquent" is shown exactly as DBPR publishes it, with a plain explanation. DBPR's file gives no reason for it, and we never treat it as a statement about a building's condition or an association's finances.
Where an association's mailing address is "c/o" another name, we show that name as published; it is usually a management company. Where an association's name matches exactly a name in DBPR's key financial indicators file, we show its latest reported fiscal year. Few condominium associations appear in that file.
Order within a city or county: most units first, then alphabetical. Featured listings appear in a separate, labelled box and never change that order.
What a badge means
On file with DBPR: the condominium appears in the Florida Department of Business and Professional Regulation's condominium extract (Division of Florida Condominiums, Timeshares and Mobile Homes) on the date shown. The filing status shown beside it is DBPR's own. We only publish positive matches. A listing without a badge is not an accusation — most gaps are name variations between registries.
Freshness
Data was last refreshed on 2026-10-16. DBPR republishes its condominium files regularly; we re-pull them every week.
